Introduction: a shared-equity construction agreement and an investment agreement are key instruments in the field of real estate and investments. They define the rights and obligations of the participants; affect the quality of construction and consumer protection. Purpose: to analyze the relationship between these two types of agreements with an emphasis on issues related to consumer protection; to analyze judicial practices, case-law decisions and legislative norms governing shared-equity construction and investment agreements, taking into account their impact on the rights and interests of real estate buyers. Methods: the methodological framework for the research is based on the methods of scientific cognition, among which the main ones are the methods of consistency, analysis and comparative law. Results: consumer protection within the framework of equity agreements and investment agreements plays an important role in ensuring trust and fairness in relations between the parties. The legal mechanisms and protection structures allow consumers to make informed decisions and ensure their interests when concluding such agreements. Conclusions: the work provides an overview of practical situations affecting consumer protection and offers the recommendations for improving the mechanisms for protecting and ensuring their interests in the context of various contractual relationships, contributing to the balanced development of the real estate market and investments.
